First time home buyer
Buying your first home is exciting, but let's be honest, it can also feel a little overwhelming. From figuring out how much you need to save to understanding interest rates, loan options, and what happens once your offer is accepted, there is a lot to learn! The good news? You don't have to figure it all out on your own.
As a local Realtor serving Arlington and Pantego, I love helping first-time buyers feel confident, informed, and excited about finding a place to call home. I've put together answers to some of the most common questions I hear from buyers to help you know what to expect and where to start.
The first step is a conversation, not a house tour. Before you fall in love with a listing, sit down with a lender and get pre-approved so you know your real number. Then let's talk about what matters most to you: commute, schools, yard, budget, and how long you plan to stay. I've been helping first-time buyers in Arlington and Pantego since 2003, and the buyers who start with a plan always feel more confident when it's time to write an offer. If you're not sure where to start, call me or stop by the office in Pantego. No pressure, just answers.
Less than most people think. Many first-time buyers put down 3% to 5% with a conventional loan, or 3.5% with FHA, and some programs help with down payment too. Closing costs usually run a few percent of the price, and sometimes we can negotiate for the seller to help cover part of them. The right answer depends on your loan, your credit, and the home, which is why I connect you with a trusted local lender early. Knowing your numbers up front takes a lot of the stress out of buying.
It depends on your life, not the headlines. If you wait for rates to drop, you may be competing with a lot more buyers when they do, and prices tend to follow demand. Buying now can mean less competition and more room to negotiate. If rates come down later, refinancing is often an option. I'm not going to push you either way. I'll walk you through what your payment looks like today, what it could look like later, and help you decide what makes sense for your family.
Homebuyer Happy Hour is our relaxed, no-pressure event at The Collective Living Co. in Pantego where we break down the home buying process without the jargon. You'll hear from a local lender, get your questions answered, and leave knowing exactly what your next steps are. It's perfect for first-time buyers, renters who are curious, or anyone who just wants to understand how this all works. Bring a friend, grab a drink, and ask anything. There's no such thing as a silly question here.
Most buyers I work with close about 30 to 45 days after their offer is accepted. The search itself can take a weekend or a few months, depending on what you want and what's on the market. Once we're under contract, there's the option period, inspections, appraisal, and final loan approval. I keep you updated at every step so nothing catches you off guard. The more prepared you are going in, the smoother it goes.
You don't have to have everything figured out before reaching out. Whether you're hoping to buy in the next few months or just starting to explore what's possible, I'd love to be a resource for you!
Let's grab a coffee, talk through your goals, and make a plan that works for you. If you're thinking about buying your first home in Arlington, Pantego, or the surrounding DFW area, give me a call or stop by The Collective Living Co. in Pantego. I'd love to help you take that first step toward home!
